The price reality check:

  • Showstopper: Listed ~$49M (ex: 387 Ocean Blvd; nearly an acre, ~150 ft of private beach; auction guidance in the $22–$32M range after ~341 days on market; taxes previously around $470K/yr and would reassess).

  • Middle lane: ~$13.995M (ex: 220 South Island Dr; ~6,642 sf on ~14,025 sf lot; bay/canal living, not oceanfront).
