Nevada lawmakers are racing toward the next big deadline, and housing legislation is right in the thick of it.

With the second house deadline coming up, some of the most talked-about housing bills are shifting, stalling, or inching forward with key amendments.

From tenant payment options to eviction records and even a quiet push for rent control, a lot is happening behind the scenes, and it’s moving fast.

We’ve been tracking these bills closely, advocating for fair housing policy while making sure the voices of Realtors and homeowners are heard.

How do restrictions on landlords make housing more expensive? Which bill amendments have we advocated for?

In this episode, we go through the latest developments at the Nevada Legislature, breaking down what bills are evolving, what’s getting pushback, and what it all means for property owners, managers, and tenants.

Things You’ll Learn In This Episode

  • The truth about landlord fees AB 121 aims to force transparency in lease agreements. Is it going too far, or not far enough?
  • Rent control workaround Could AB 44 become a backdoor to rent control in Nevada, and why are Realtors pushing back hard?
  • The real cost of making evictions harder AB 201 proposes automatic sealing of evictions after one year. But could that make tenant screening even harder? Could this end up hurting the very renters these bills aim to protect?
